      <title>Winnipeg Real Estate Market Update – July 2026</title>

      <description>&lt;p class="block-p"&gt;IF YOU LOVE STATS, THIS IS THE ARTICLE FOR YOU!&lt;/p&gt;&lt;p class="block-p"&gt;July gave us an interesting mix.&lt;/p&gt;&lt;p class="block-p"&gt;Sales slowed compared to July last year, active listings increased, but average prices for both detached homes and condos still climbed.&lt;/p&gt;&lt;p class="block-p"&gt;So, fewer properties changed hands, buyers had more choice, and yet prices still held up.&lt;/p&gt;&lt;p class="block-p"&gt;That is a pretty good snapshot of the Winnipeg market right now.&lt;/p&gt;&lt;h2&gt;July 2026 Winnipeg Real Estate Market at a Glance&lt;/h2&gt;&lt;p class="block-p"&gt;Source: Winnipeg Regional Real Estate Board.&lt;/p&gt;&lt;p class="block-p"&gt;Across all MLS® property types, there were &lt;strong&gt;1,475 total sales in July&lt;/strong&gt;. That was:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;p class="block-p"&gt;9% lower than July 2025&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;1% below the five-year average&lt;/p&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p class="block-p"&gt;There were &lt;strong&gt;4,005 active MLS® listings&lt;/strong&gt;, which was:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;p class="block-p"&gt;9% higher than last year&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;1% above the five-year average&lt;/p&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p class="block-p"&gt;Total MLS® dollar volume was more than &lt;strong&gt;$601 million&lt;/strong&gt;, down 7% from last July but still 4% above the five-year average.&lt;/p&gt;&lt;p class="block-p"&gt;So, compared to last year, we had fewer sales and more inventory.&lt;/p&gt;&lt;p class="block-p"&gt;That generally gives buyers a little more choice, but it does not automatically mean prices are falling.&lt;/p&gt;&lt;h2&gt;Detached Home Prices Continued to Hold Strong&lt;/h2&gt;&lt;p class="block-p"&gt;There were &lt;strong&gt;1,054 detached home sales in July&lt;/strong&gt;, down 7% from last year and 1% below the five-year average.&lt;/p&gt;&lt;p class="block-p"&gt;The average detached home price was &lt;strong&gt;$454,264&lt;/strong&gt;.&lt;/p&gt;&lt;p class="block-p"&gt;That was:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;p class="block-p"&gt;2% higher than July 2025&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;6% above the five-year average&lt;/p&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p class="block-p"&gt;Once again, this is a good reminder that sales volume and home values do not always move together.&lt;/p&gt;&lt;p class="block-p"&gt;Fewer homes sold, but the average price still increased.&lt;/p&gt;&lt;p class="block-p"&gt;And, as always, an average price does not mean every Winnipeg home went up 2%.&lt;/p&gt;&lt;p class="block-p"&gt;A home in Transcona, River Heights, Garden City, St. Vital or the West End can all behave very differently depending on condition, location, lot, updates and price range.&lt;/p&gt;&lt;p class="block-p"&gt;The citywide average is useful, but it is only a starting point.&lt;/p&gt;&lt;h2&gt;Winnipeg Condo Sales Slowed More Noticeably&lt;/h2&gt;&lt;p class="block-p"&gt;There were &lt;strong&gt;187 condominium sales in July&lt;/strong&gt;, which was:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;p class="block-p"&gt;21% lower than July 2025&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;12% below the five-year average&lt;br&gt;&lt;br&gt;Condos are having a bit of a rough go - my thought is that there’s been a lot of deferred maintenance catching up post-covid, driving special assessments &amp;amp; condo fee increases. Time will tell.&lt;/p&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p class="block-p"&gt;The average condo price was &lt;strong&gt;$290,522&lt;/strong&gt;.&lt;/p&gt;&lt;p class="block-p"&gt;That was still:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;p class="block-p"&gt;2% higher than last year&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;5% above the five-year average&lt;/p&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p class="block-p"&gt;So while condo sales slowed more than detached homes, average prices still increased.&lt;/p&gt;&lt;p class="block-p"&gt;Keep in mind that “condominium” describes the ownership structure, not necessarily the style of property.&lt;/p&gt;&lt;p class="block-p"&gt;Condos can include apartments, townhouses and even some detached homes.&lt;/p&gt;&lt;p class="block-p"&gt;And when comparing condos, the purchase price is only one part of the picture. Condo fees, reserve fund health, special assessments, parking, management and the overall financial condition of the corporation can have a major impact on value.&lt;/p&gt;&lt;h2&gt;What Is Happening So Far in 2026?&lt;/h2&gt;&lt;p class="block-p"&gt;Looking at the year-to-date numbers helps smooth out some of the month-to-month noise.&lt;/p&gt;&lt;p class="block-p"&gt;Through the end of July, there were &lt;strong&gt;8,762 total MLS® sales&lt;/strong&gt;, down 6% from 2025 and just 1% below the five-year average.&lt;/p&gt;&lt;p class="block-p"&gt;Total MLS® dollar volume was more than &lt;strong&gt;$3.6 billion&lt;/strong&gt;.&lt;/p&gt;&lt;p class="block-p"&gt;That was:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;p class="block-p"&gt;3% lower than last year&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;6% above the five-year average&lt;/p&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p class="block-p"&gt;There were &lt;strong&gt;5,967 detached home sales&lt;/strong&gt; year-to-date, down 7% from last year.&lt;/p&gt;&lt;p class="block-p"&gt;The average detached home price so far in 2026 is &lt;strong&gt;$473,124&lt;/strong&gt;, which is:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;p class="block-p"&gt;3% higher than 2025&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;8% above the five-year average&lt;br&gt;&lt;br&gt;A moment of silence for all the uncles that talked the kids out of buying houses for the past 5 years waiting for price to plummet. It’s just not happening.&lt;/p&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p class="block-p"&gt;For condominiums, there have been &lt;strong&gt;1,248 sales&lt;/strong&gt; so far this year, down 9% from last year.&lt;/p&gt;&lt;p class="block-p"&gt;The average condo price is &lt;strong&gt;$289,508&lt;/strong&gt;, which is:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;p class="block-p"&gt;3% higher than 2025&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;6% above the five-year average&lt;/p&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p class="block-p"&gt;So even though total sales are behind last year, average prices remain higher.&lt;/p&gt;&lt;p class="block-p"&gt;That has really been one of the main themes of 2026 so far.&lt;/p&gt;&lt;h2&gt;A Quick Look at Lake Country&lt;/h2&gt;&lt;p class="block-p"&gt;The Winnipeg Regional Real Estate Board also released its mid-summer Lake Country update this month.&lt;/p&gt;&lt;p class="block-p"&gt;It looked at:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;p class="block-p"&gt;Lac du Bonnet&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;Lake Manitoba - East Side&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;Lake Winnipeg - East Side&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;Lake Winnipeg - West Side&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;Winnipeg River&lt;/p&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p class="block-p"&gt;And the results were all over the place depending on the area.&lt;/p&gt;&lt;p class="block-p"&gt;During the first half of 2026, sales were above both last year and the five-year average in &lt;strong&gt;Lac du Bonnet and Winnipeg River&lt;/strong&gt;.&lt;/p&gt;&lt;p class="block-p"&gt;Sales were below both benchmarks in &lt;strong&gt;Lake Winnipeg - East Side, Lake Winnipeg - West Side and Lake Manitoba - East Side&lt;/strong&gt;.&lt;/p&gt;&lt;p class="block-p"&gt;Average prices increased from last year in &lt;strong&gt;Lake Manitoba - East Side, Lake Winnipeg - West Side and Winnipeg River&lt;/strong&gt;, while Lac du Bonnet and Lake Winnipeg - East Side were lower.&lt;/p&gt;&lt;p class="block-p"&gt;However, all five areas had average prices above their five-year averages.&lt;/p&gt;&lt;p class="block-p"&gt;Lake properties are a perfect example of why broad averages only tell part of the story.&lt;/p&gt;&lt;p class="block-p"&gt;Seasonal access, waterfront, septic systems, shoreline, road access, weather exposure and the exact location can make two seemingly similar properties worth very different amounts.&lt;/p&gt;&lt;h2&gt;What Does This Mean for Winnipeg Buyers and Sellers?&lt;/h2&gt;&lt;p class="block-p"&gt;For sellers, July is another reminder that higher average prices do not mean every home will automatically sell quickly or for top dollar.&lt;/p&gt;&lt;p class="block-p"&gt;There are more active listings than there were last year, which means buyers have more properties to compare.&lt;/p&gt;&lt;p class="block-p"&gt;Pricing and preparation matter.&lt;/p&gt;&lt;p class="block-p"&gt;For buyers, the increase in inventory is encouraging because there are more options available, but good properties can still move quickly.&lt;/p&gt;&lt;p class="block-p"&gt;Looking at recent sold prices is especially important.&lt;/p&gt;&lt;p class="block-p"&gt;What a home is listed for tells you what the seller is asking.&lt;/p&gt;&lt;p class="block-p"&gt;What comparable homes actually sold for tells you what buyers have been willing to pay.&lt;/p&gt;&lt;p class="block-p"&gt;Citywide statistics are a useful starting point.&lt;/p&gt;&lt;p class="block-p"&gt;The better question is what is happening in your specific neighbourhood, property type and price range.&lt;/p&gt;&lt;p class="block-p"&gt;If you are thinking about buying or selling in Winnipeg or the surrounding communities, reach out.       <title>Winnipeg Real Estate Market Update: June 2026</title>

      <description>&lt;h1&gt;&lt;/h1&gt;&lt;h2&gt;IF YOU LOVE STATS, THIS IS THE ARTICLE FOR YOU!&lt;/h2&gt;&lt;p class="block-p"&gt;Something different happened in June - it was the first month this year where total MLS sales were higher than the same month last year. Not MUCH higher - but enough to show we have momentum going into summer.&lt;/p&gt;&lt;p class="block-p"&gt;At the same time, we're still lagging year-to-date in terms of total sales compared to last year - but average prices have risen! The market is active, but the results vary considerably depending on the neighbourhood, property type and price range.&lt;/p&gt;&lt;h2&gt;June 2026 Winnipeg Real Estate Market at a Glance&lt;/h2&gt;&lt;p class="block-p"&gt;&lt;em&gt;Source: Winnipeg Regional Real Estate Board.&lt;/em&gt;&lt;/p&gt;&lt;p class="block-p"&gt;Across all MLS® property types, there were 1,698 total sales in June. That was:&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;p class="block-p"&gt;2% more than June 2025&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;2% more than the five-year average&lt;/p&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p class="block-p"&gt;There were 3,940 active MLS® listings at the end of June, an increase of 6% from last year and 1% above the five-year average.&lt;/p&gt;&lt;p class="block-p"&gt;More listings generally mean buyers have additional options, but competition remains strong in the most active portions of the Winnipeg housing market.&lt;/p&gt;&lt;h2&gt;Detached Home Prices Continued to Rise&lt;/h2&gt;&lt;p class="block-p"&gt;The average detached home price reached $483,910 - sounds wild but Winnipeg is still considered affordable compared to some bigger Canadian cities.&lt;/p&gt;&lt;p class="block-p"&gt;It is important to remember that an average price does not mean every Winnipeg home increased by the same amount. The value of an individual property still depends on its neighbourhood, size, condition, upgrades, location and the comparable homes competing for the same buyers.&lt;/p&gt;&lt;h2&gt;Winnipeg Condominium Sales Slowed Slightly&lt;/h2&gt;&lt;p class="block-p"&gt;There were 222 condominium sales in June, down 2% from both last June and the five-year average.&lt;/p&gt;&lt;p class="block-p"&gt;The average condominium price was $286,009. That was 2% lower than June 2025 but still 3% above the five-year average. Keep in mind 'condominium' includes apartments as well as some townhouses, and even some detached homes are considered condos. It's a style of ownership, not a style of construction.&lt;/p&gt;&lt;p class="block-p"&gt;For buyers, the slightly slower condominium market may create opportunities in certain buildings and neighbourhoods. However, condo fees, reserve funds, special assessments, management and the overall financial health of the corporation remain just as important as the purchase price.&lt;/p&gt;&lt;h2&gt;Winnipeg’s Most Active Price Ranges&lt;/h2&gt;&lt;p class="block-p"&gt;The most active detached home price range in June was $400,000 to $499,999, with 308 sales. That represented 25% of all residential detached sales.&lt;/p&gt;&lt;p class="block-p"&gt;The $300,000 to $399,999 range followed with 261 sales, representing another 21%.&lt;/p&gt;&lt;p class="block-p"&gt;Together, these two price ranges accounted for almost half of all detached home sales in June. Buyers searching between $300,000 and $500,000 should still be prepared to move quickly when a great property reaches the market.&lt;/p&gt;&lt;p class="block-p"&gt;At the higher end, 36 detached homes sold for at least $1 million, compared with 31 in June 2025. The highest residential detached sale exceeded $3.2 million.&lt;/p&gt;&lt;p class="block-p"&gt;For condominiums, the most active range was $200,000 to $299,999, which accounted for 79 sales and 36% of the condo market. Another 57 condominiums sold between $100,000 and $199,999.&lt;/p&gt;&lt;h2&gt;Where Were the Most Homes Selling?&lt;/h2&gt;&lt;p class="block-p"&gt;Waverley West recorded the most residential detached sales in Winnipeg during June, followed by River Park South. Through the first half of the year, Waverley West remained the most active area, followed by West Kildonan.&lt;/p&gt;&lt;p class="block-p"&gt;Outside Winnipeg, the Steinbach area recorded the most detached sales in June, followed by Gimli. For the first half of 2026, Steinbach led the surrounding markets, followed by the Morden and Winkler area.&lt;/p&gt;&lt;p class="block-p"&gt;Osborne Village recorded the most condominium sales in Winnipeg during June, followed by Crestview. Through the first half of the year, Osborne Village remained first, followed by River Park South and Downtown.&lt;/p&gt;&lt;h2&gt;What Does This Mean for Winnipeg Buyers and Sellers?&lt;/h2&gt;&lt;p class="block-p"&gt;For sellers, rising average prices are encouraging, but they do not guarantee a particular result. With active listings increasing, buyers may have more properties to compare. Accurate pricing, preparation and a strong marketing strategy remain important.&lt;/p&gt;&lt;p class="block-p"&gt;For buyers, additional inventory may provide more choice, but the most active price ranges can still move quickly. Understanding recent comparable sales before writing an offer can help you compete without losing sight of the property’s actual value.&lt;/p&gt;&lt;p class="block-p"&gt;Citywide statistics are a useful starting point.       <title>Winnipeg Real Estate Market | April 2026 Update</title>

      <description>&lt;p class="block-p"&gt;&lt;br&gt;Prices hit record levels as spring market begins to build momentum&lt;/p&gt;&lt;p class="block-p"&gt;As we move deeper into the spring market, Winnipeg real estate is showing a familiar pattern: inventory remains tight while prices continue to push upward.&lt;/p&gt;&lt;p class="block-p"&gt;March saw fewer overall sales compared to last year, but average prices for both detached homes and condominiums reached &lt;strong&gt;record levels for March and for the first quarter of the year&lt;/strong&gt;. In other words, demand remains strong while supply is still catching up.&lt;/p&gt;&lt;p class="block-p"&gt;Here’s a breakdown of what happened in March.&lt;/p&gt;&lt;hr data-margin-top="0" class="margin-top-0 margin-bottom-0" data-margin-bottom="0" style="--margin-top: 0; --margin-bottom: 0;"&gt;&lt;h1&gt;Overall MLS Market: Sales Slightly Down, Prices Continue to Climb&lt;/h1&gt;&lt;p class="block-p"&gt;• &lt;strong&gt;1,135 MLS sales&lt;/strong&gt; (down 4% from March 2025)&lt;br&gt;• &lt;strong&gt;Active listings: 2,802&lt;/strong&gt; (down 10%)&lt;br&gt;• &lt;strong&gt;Total dollar volume: $472M+&lt;/strong&gt; (down 1%)&lt;/p&gt;&lt;p class="block-p"&gt;While activity is slightly lower than last year, prices are holding strong. In short, the market is cooling seasonally, not structurally.&lt;/p&gt;&lt;p class="block-p"&gt;Here’s a breakdown of what happened in November.&lt;/p&gt;&lt;hr data-margin-top="0" class="margin-top-0 margin-bottom-0" data-margin-bottom="0" style="--margin-top: 0; --margin-bottom: 0;"&gt;&lt;h3&gt;&lt;strong&gt;Overall MLS Market: Seasonal Slowdown, Strong Year-to-Date Results&lt;/strong&gt;&lt;/h3&gt;&lt;p class="block-p"&gt;&lt;strong&gt;935 sales&lt;/strong&gt; (down 10% from November 2024)&lt;br&gt;&lt;strong&gt;Active listings:&lt;/strong&gt; 3,165 (down 5%)&lt;br&gt;&lt;strong&gt;Total dollar volume:&lt;/strong&gt; &lt;strong&gt;$349M+&lt;/strong&gt; (down 12%)&lt;/p&gt;&lt;p class="block-p"&gt;While November activity slowed compared to last year and the five-year average, year-to-date numbers remain impressive. Through the end of November, total MLS sales are the &lt;strong&gt;third highest on record&lt;/strong&gt;, and total dollar volume is the &lt;strong&gt;second highest&lt;/strong&gt;, a strong finish heading into year-end November 2025 Market Release.&lt;/p&gt;&lt;hr data-margin-top="0" class="margin-top-0 margin-bottom-0" data-margin-bottom="0" style="--margin-top: 0; --margin-bottom: 0;"&gt;&lt;h3&gt;&lt;strong&gt;Detached Homes: First Price Dip of 2025&lt;/strong&gt;&lt;/h3&gt;&lt;p class="block-p"&gt;&lt;strong&gt;630 sales&lt;/strong&gt; (down 7%)&lt;br&gt;&lt;strong&gt;Average price:&lt;/strong&gt; &lt;strong&gt;$420,121&lt;/strong&gt; (down 3%)&lt;br&gt;&lt;strong&gt;Listings:&lt;/strong&gt; 1,357 (down 5%)&lt;/p&gt;&lt;p class="block-p"&gt;November marked the &lt;strong&gt;first month in 2025&lt;/strong&gt; where the average price of detached homes declined year over year. While sales slowed compared to last year, prices continued to climb — setting new highs for both detached homes and condos. For buyers, that means more choice is starting to open up. For sellers, it’s a reminder that pricing and presentation matter more than ever.&lt;/p&gt;&lt;p class="block-p"&gt;Here’s what’s happening in our market:&lt;/p&gt;&lt;hr data-margin-top="0" class="margin-top-0 margin-bottom-0" data-margin-bottom="0" style="--margin-top: 0; --margin-bottom: 0;"&gt;&lt;h3&gt;Overall MLS® Market: Fewer Sales, Higher Values&lt;/h3&gt;&lt;ul&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;1,402 sales&lt;/strong&gt; across all property types (down 5% from August 2024)&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Active listings:&lt;/strong&gt; 3,624 (down 10%)&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Total dollar volume:&lt;/strong&gt; $561M+ (up 3% year-over-year)&lt;/p&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p class="block-p"&gt;Even with fewer transactions, the overall value of sales rose, thanks to higher average prices.&lt;/p&gt;&lt;hr data-margin-top="0" class="margin-top-0 margin-bottom-0" data-margin-bottom="0" style="--margin-top: 0; --margin-bottom: 0;"&gt;&lt;h3&gt;Detached Homes: New Price Record&lt;/h3&gt;&lt;ul&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;970 sales&lt;/strong&gt; (down 5%)&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Average price:&lt;/strong&gt; $450,596 (up 8% from last year — highest on record for August)&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Listings:&lt;/strong&gt; 1,688 (down 12%)&lt;/p&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p class="block-p"&gt;Inside Winnipeg, detached homes averaged &lt;strong&gt;$457,989&lt;/strong&gt;, while outside the city prices jumped even higher to &lt;strong&gt;$437,959&lt;/strong&gt; (+13%). Waverley West and Garden City/Amber Trails led activity in the city; Steinbach topped the list outside Winnipeg.&lt;/p&gt;&lt;hr data-margin-top="0" class="margin-top-0 margin-bottom-0" data-margin-bottom="0" style="--margin-top: 0; --margin-bottom: 0;"&gt;&lt;h3&gt;Condos: Steady With Gains in Price&lt;/h3&gt;&lt;ul&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;204 sales&lt;/strong&gt; (down 3%)&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Average price:&lt;/strong&gt; $280,143 (up 4%)&lt;/p&gt;&lt;/li&gt;&lt;li&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Listings:&lt;/strong&gt; 443 (down 4%)&lt;/p&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p class="block-p"&gt;In Winnipeg, condo sales actually ticked up compared to last year (180 vs. 178), with Osborne Village leading the way. Whether you're watching the city market or checking out cottage country, there's movement everywhere.
